A fabulous three bedroom, double fronted house on Bedford Road.

This fantastically stylish home is as welcoming as it is elegant, and offers over 1000 square feet of practical, family-friendly space. To the right of the hallway (which has a ground floor WC at the far end) is a dual aspect reception room. It offers uninterrupted views of (and access to) the rear garden via sliding patio doors. These doors, together with the front aspect window, ensure this is a room filled with light, accentuating the beautiful flooring underfoot. On the opposite side of the hallway is a further reception room, this one open plan to the kitchen at the far end. Again, natural light floods in, thanks to the plethora of aluminium framed windows, door and skylight. This is a wonderful family space, whether relaxing at one end or gathering together around the table at the other. There are swathes of modern fitted kitchen units arranged along two walls, with wooden work surfaces and handsome tiled splashbacks, and toasty underfloor heating. A crittall-style door leads out to the garden.

Upstairs there are three bedrooms and the family bathroom. The largest bedroom stretches front to back and has plenty of room for free standing storage, whilst the second bedroom is a solid double and benefits from a bay window. The third bedroom is a good size single and sits between the two larger ones. The family bathroom features a three piece suite, including a shower over the tub.

Outside there is a garden to the rear, with low maintenance artificial lawn, raised beds, and a paved patio area. The garden backs onto Lloyd Park, making it feel especially private.

Living here...

This is a truly fabulous part of Walthamstow in which to live, as there is so much to see and do quite literally on your doorstep. Food-wise, there is an abundance of different cuisines on offer just up the road on Hoe Street, from pizza at SoDo or Yard Sale, to Thai, Indian, pub grub and many, many more. There are also plenty of places to meet up with friends for the evening, be it for a pint at The Bell or a night of comedy at The Rose & Crown. Any over indulgence from the night before can easily be cured by a quick set or two of tennis at Lloyd Park or even just a stroll with the kids around the beautiful gardens. Speaking of the little ones, why not take a short stroll to the Empire cinema for the chance of an hour or two of escapism whilst watching the latest animated release. And when the delights of the weekend draw to a close, this property is ideally located for the commute into town, with Walthamstow Central station but a gentle walk away.

In The Owners Words...

This house has been our family home for over 9 years. We moved here in 2011 shortly before our first child was born, and now with three ever growing children, we just need a bit more space to put them in! There are so many things we love about both our house and the community, and will be sad to leave. The location has become one of the best around – the park, pubs, markets, primary school and all local amenities, including the tube are all easily accessible on foot, and with so many double fronted houses there’s never any shortage of parking spaces right outside. We have wonderful views of Lloyd Park which also brings with it wonderful privacy from not being overlooked. Our neighbours up and down the street have all become our friends – everyone is happy to share and swap things and we organise play streets several times a year, (restrictions permitting). We have created a light filled kitchen extension, made the garden perfect for little ones to play in year-round and love the fact we have an adult sitting room in addition to a large family kitchen/diner/lounge.
